1. Price the Home Correctly
Pricing a home properly is bar none the most important thing we do as Realtors. Our agents avoid giving in to the desire to say what will make you happy just to attract business, so we take the time to price each home using all available resources and our understanding of the market. Your Styer Real Estate agent will confidently evaluate the recently sold properties in your area and provide you with a market analysis so that you can discuss all of your pricing and marketing options.

2. Aggressively Market the Property
Marketing is certainly our forte! Because the majority of buyers find your home on the internet, it is imperative to make your listing shine brighter than the rest, so we make sure we have articulate property descriptions, professional photography, and thoroughly completed property information. We don’t just use the Multiple Listing Service (MLS) to market your property; we have a very user-friendly website that draws traffic and showcases our properties for sale, and we utilize social media like Facebook, Instagram, Twitter and other platforms, as well as print marketing to spread the word. We have an on-staff graphic designer to ensure our agents’ marketing materials are top-notch and tailored to your particular property, from fixer-uppers to equestrian estates and everything in between.

3. Communicate Properly.
As a seller, you deserve to have honest and consistent communication with your agent. We regularly update our clients with unedited feedback from showings, new listings and recently sold comparables in the area, and anything else that is of value. Styer Real Estate agents will find out what avenue of communication works best for you and will tailor their process to your unique needs. You work with your hired agent from the beginning of the sale until closing, meaning, your agent has a clear picture of the entire transaction and you will never get “passed off” to a third party coordinator.

4. Make Sure the Buyer is Qualified.
Anybody can say they are interested in buying a house, but not everyone can get pre-approved for a home loan. We make sure that buyers are pre-approved, not just pre-qualified, and there is a big difference. Pre-qualification does not include an analysis of the buyer’s credit report, verify income, or employment, which are key factors in obtaining a mortgage. We also regularly communicate with the buyer’s lender throughout the process so that we can stay on top of deadlines and get ahead of any potential challenges.

5. Negotiate the Best Terms.
We go out of our way to fight hard for the best terms and conditions for our clients. This, after all, is what we are paid to do. Everything in a real estate contract is negotiable, and working to keep our clients safe and get them what they deserve is always our goal. We implement strategies to get ahead of the game so that we can avoid stressful or lengthy negotiations. We have a plethora of resources that we utilize to ensure we are getting accurate information in order to make the best decisions. We are committed to seeing your home sale through from start to finish, and when you hire an agent who isn’t just focused on the next deal, you will get much better advice and a more trustworthy advocate.

6. Attend the Home Appraisal.
Most buyers are going to have a mortgage, and therefore, a lender required appraisal to determine if the contract price on your home is an acceptable value. We make every reasonable effort to attend the home appraisal so we can answer the questions the appraiser has and make sure they understand the facts about the home. Appraisers may need feedback from someone who knows the house and neighborhood to really do their job, and we are there to help clarify any confusion and fight for the value of your home.

7. Finalize Loose Ends for Closing.
Selling a house involves a lot of behind the scenes work, and there are plenty of items that require attention. The less work you must do in this process, the better! Selling a home can be very stressful, but when you have a top-shelf agent in your corner who is taking care of the little details, the burden can be eased tremendously, allowing you to focus on your future! This is a quote from a recent client that just about sums it up… “I really just felt like we didn’t have to think a whole lot. We were escorted through the entire process.”
